2. Completely educate you about the practice of Buyer Agency, outlining my fiduciary
responsibilities to you, which include: complete Disclosure, Loyalty, Confidentiality

3. Create a detailed profile of your future home needs, wants, expectations, "must
haves", etc.
4. Help you explore all your financing options so you can make the best mortgage
decision you can. In addition, if you like, I will refer you to some of the first-class
financial contacts I've made through years of experience. In short, I will step you
through every phase of the loan process.
5. I will narrow down your search through the Multiple Listings Service (MLS) by
location and criteria. The MLS contains every property listed in Nevada by a
REALTOR. The current MLS has over 24,000 homes on the market.
6. Accompany you as you view homes, providing analysis of them. I can also refer
you to expert home inspectors that will provide more in-depth analysis and
advice.
7. I have no emotional attachment to any properties. So you can count on me telling
you my professional opinion on the property, potential problems that could affect
the sale of the property.
8. Once you've found the rite home, I will conduct a Comparative Market Analysis of
the of the home to ensure that you don't overpay for the property.
9. Prepare the sales contract and coordinate the negotiations when they find the
right property.
10. Negotiate the best possible home price for you, take care of the details of
documentation and do everything I can to make sure everything's signed, sealed
and delivered on closing day.
11. Coordinate the flow of papers between them, the escrow company and the lender.
12. Ensure all NRS Real Estate Disclosures are complete and excecuted.
13. Arrange for inspections of the home when they purchase.
14. Accompany you on the walk-through inspection before closing.
15. Accompany you to the title company to finalize all documents.
16. Ensure that the loan has funded and recorded.
17. Ensure that you receive the KEYS as soon as Escrow is Closed.
18. Assist you, if necessary, in finding the right moving company, home insurance and
any other home-related services you need.
19. Keep in touch after the closing to help them become familiar with the new
community in addition to providing you with monthly market updates.
20. Offer service to your family/friends for their future real estate needs.
